USSG

For property owners and managing agents

Commercial Property Maintenance

Planned upkeep, responsive repairs and practical support for commercial premises, residential developments and managed estates across the UK.

Tell USSG what needs attention. We will assess your site, agree the work and confirm how it will be delivered.

Practical support for your property

What can USSG help you maintain?

USSG provides property maintenance support for offices, retail premises, industrial buildings and managed residential properties. From recurring upkeep to a reported fault, the work starts with a clear understanding of the building and the people using it.

Your brief can cover general repairs, decorating, carpentry, plumbing requirements, grounds upkeep and specialist building services. The exact tasks, materials, access and trade requirements are agreed before work starts.

A clear brief before work begins

  • The areas and tasks included in the service.
  • Visit frequency, access and working hours.
  • Who can authorise repairs and additional costs.
  • How findings, completed work and follow-up actions are reported.
Discuss your maintenance requirements

Maintenance around your building

Planned upkeep and repairs when something goes wrong

Choose the support that fits your property. A regular maintenance arrangement can sit alongside separately authorised repair work.

Planned property maintenance

Schedule routine work around your building’s condition, use and operating hours.

  • Agreed property checks and maintenance visits.
  • Preventive tasks and general building upkeep.
  • Recording defects that need further attention.
How we plan the work

Reactive repairs

Report a fault so its urgency, access requirements and repair options can be assessed.

  • General repairs and carpentry requirements.
  • Plumbing faults and interior repair needs.
  • Materials, attendance and costs agreed for the job.
Discuss a repair

Residential and estate upkeep

Plan work around residents, shared spaces and the day-to-day running of the property.

  • Communal areas and interior maintenance.
  • Painting, decorating and garden upkeep.
  • Access coordinated with the managing agent.

Occupied buildings and managed portfolios

Maintenance that considers the people on site

Commercial buildings

For offices, shops and industrial premises, maintenance needs to take account of staff, customers, deliveries and essential access. Explain which areas must remain in use and when work can take place.

For electrical checks, HVAC servicing or other specialist tasks, the appropriate competence, appointment and documentation need to be confirmed as part of the scope.

Residential developments and estates

For homes, residential blocks and managed estates, the brief should identify shared areas, resident access and responsibility for individual properties. Work can then be planned with the managing agent or property owner.

For portfolios, provide a site list and priorities so visit arrangements and reporting can be agreed for each location.

Specialist work needs the right people. General maintenance does not replace a required specialist inspection or certification. For guidance on planning work and selecting contractors, see HSE’s guidance on using contractors (opens in a new tab).

From enquiry to agreed work

How do we arrange property maintenance?

The first step is to understand what needs doing. Share the property location, condition and any access restrictions so the work can be assessed.

  1. Review the requirement

Discuss the building, reported issues, priorities and whether a site visit is needed.

  2. Agree the scope

Confirm tasks, exclusions, costs, materials and any specialist trade requirements.

  3. Arrange delivery

Agree access, working hours, site contacts and arrangements for occupied areas.

  4. Record and review

Agree how completed work, outstanding defects and further approvals will be recorded.

Your questions answered

Property maintenance FAQs

What does property maintenance include?

Property maintenance can include routine inspections, preventive tasks, repairs and general building upkeep. USSG agrees the work around your property, with specialist trade requirements and any separate inspections identified before the service begins.

What is the difference between planned and reactive maintenance?

Planned maintenance is scheduled in advance to look after the building and address foreseeable wear. Reactive maintenance deals with faults after they are reported. A property can need both, with priorities based on the issue and its effect on occupants and operations.

Do you support commercial and residential properties?

Yes. USSG handles enquiries for commercial premises, residential developments, managed estates and portfolios. The proposed work, access arrangements and responsibilities are assessed for each property.

Which areas do you cover?

USSG is based in Stockport, Greater Manchester, and takes property maintenance enquiries across the UK. Share your site postcode and the work needed so we can confirm local availability and the delivery arrangements.

Can maintenance be combined with cleaning and security?

Yes. You can discuss maintenance, commercial cleaning and security in the same enquiry. Each service has its own agreed scope, staffing arrangements and responsibilities.

How much does property maintenance cost?

The cost depends on the property, the work required, visit frequency, access, materials and any specialist trades. Send your site location and a description of the requirement so USSG can assess the scope and provide a quotation.

Tell us what your property needs

Send the site postcode, a description of the work and your preferred timing. Include photographs if they help explain the issue.
